View Full Version : Revaluation

The current flap about revaluation shows the ignorance of the average citizen when it comes to pointing the finger at whomever is responsible to a program that is certainly going to raise taxes on individual and multi-family residences.

Revaluation is mandated by the State of Connecticut to be conducted every 5 years. It is yet another unfunded State mandate, meaning that the town or city has to pay for the revaluation services.

While many residents are upset with their revals... they are given the option of meeting with the reval company to question the figures or subsequently the Board of Taxation to argue their case and have their a*s*sessment (had to add askerisks, censors don't want the work a*s*s on their website) changed.

It's no wonder that Meriden's politicians and City Manager have thrown fuel into the fire and are trying to appease the taxpayer saying that it won't be that bad....a lot of mindless banter on their part...taxes are going up, no matter how you look at it.

The politicos are shaking in their boots, their one-party clique may be in jeopardy next November, let's hope so, these egomaniacs have been in office too long, it's time for a change. Tax and spend is not the answer. Some fiscal responsibility is in order.

So, get ready to dig deeper in your pocket come July, higher taxes are inevitable, just like death.

Yes, the people of Meriden are frustrated with the revaluation of there homes. Yes, the leaders of Meriden should not have thrown out figures of 30 mills and get everyone upset. What the people of Meriden have to do is get together and start attending the council meeting and committee meeting to show that we care and to stop the spending. We need to make sure that our voices are heard especially come Feb thru May when the finance committee meets with the dept heads to establish the budget for the forthcoming year.

Mr Thorpe in this mornings paper mention in this mornings paper, 12/17/06, that "without major cutting and major service interruption, there will not be a large decrease in spending.

Well, what this city needs is to hire a person, yes, at taxpayers expense, to do a complete study of each and every department in the city. I am sure that somewhere along the line, this person can not only pay for his or her salary but also save much much more than you can think of. This probably has never been done and I am sure that there must be ways that things can be done at a cost savings device. I am sure that things in certain depts are being done as is basis for the last up teen years.....well, it is time to re-organize each dept to save money, look at programs and evaluate what is being spent.

I use to work for a company that had the city of Meriden as a customer. Let me tell you, we waited for the May and June time frame because that is the end of the fiscal year for the city. The orders we use to get because the dept head told there employees to order thing or else they would get a smaller budget the next year was unbelievable. They had the mentallity of "use it or lose it."

So, I expect the citizens of Meriden to flood city hall come budget sessions. Lets let them know that we are serious about watching out for our taxes and are really mad. Lets stick together and help each other.

So what should be cut? How about closing a firehouse, laying off police officers, better yet close down Falcon Field? I expect that when a pet project is cut the howling will start. " Cut but don;t cut my project that is dear to me

I mean why dont we do everyone a favor and stop paying these people 100 thousand dollars a year to read a paper and approve it or stop paying these people god only knows how much to do a nothing job. I mean i work my hands to the bone and get pennies on teh dollar compaired to these poeple who answer a phone and say do this and do that so things can be better who are we kidding these poeple just want to put more money in there own pockets

Rubix -- If you were to sell your house, what price would you ask? What it was worth 5 years ago or what it's worth today?

I agree about hiring an expert to do a budget analysis. However, the catch would be to hire one without political strings attached. It would be refreshing to have an honest opinion, without interference from the good ole boys. I've seen the "spend it before we lose it" crap, too, and I'm tired of paying for it! I challenge any department head to have one done!!

:p Ha! so you are saying Face up to a 40-70% increase in revenue for the City fathers to spend on [some inflated] BUDGET , or liquidate if your lousey fixed income can't pay all the inflated essentials here ! Forget about you Founding Fathers... go buy cheap in industrial-destroyed Indiana [really cheap Real Estate now]or just go WEST [ forget about a Florida Retirement-too inflated from Northerners leaving "Tax-and-then-Spend" states].I feel less sorry for Multi-Family owners who need to pass on the tax to thier untaxed tenants. [who take up our resourses the most - Police,Firemen, City workers, and our estetics & water/sewer...etc lastly, don't ask Businesses to foot the bill this time.

How about this recent TAX thread - [QUOTE=mnozzolio] a sampling of recent sales are pulled to determine relative value, much as a Realtor does when setting a sales price. We know that property values have increased in recent years. They appear to be leveling off, or least not increasing as fast. or this one "If you were to sell your house, what price would you ask? What it was worth 5 years ago or what it's worth today?"

One of the best things about Meriden, IMHO, is that it is not susceptible to wild swings in the market. Property value growth has been slow and steady, as people seek more affordable places to live. Meriden is still a city with some problems, but signs are encouraging. And increased property value is a good thing, or am I missing something?

Someone please correct me if I'm wrong. end quote from"mnozzolio"

The 2006 Home BUYING market is crashing [after the inflated re-eval-uation] and Thank God we don't have another failed City-central Mall[1980's] or Veteran's Hospital [1990's] city counsel fiasco to deal with.
How about:eek: Getting the Garbage collectors out of town
[and their political power-mafiosa[sp] ] and serve the people with a 'SERVICE' of Garbage management like the Big Cities [without the Graft of course] to EARN the [supposed] 30 MIL rate. As Always, all comments,FLAMES...etc Welcomed, Rich@RRT5

The problem is the city is not thrifty. We're spending all this money on Falcon Field, why? We all know revaluation needs to be done but we need to look at the financial health of the city and decide what monies needs to be spent. CL&P raised rates last year and are going to raise them again. That is going to be figured into the budget. So now the city will raise taxes. The city needs to become more frugral at the way projects are being worked.

We've been lucky this winter with no snow and saving money on fuel for snowplows and overtime. What are they going to do with that money, put it away for next year or blow it on another meaningless project?

If there are surpluses at the end of the fiscal year, they are accounted into the general fund surplus, unless the City Council approves a line item transfer, something rarely done. The unused surplus will be accounted for as part of the next year's budget.
